A designated agent is someone who is assigned to represent a home buyer or seller in a real estate transaction. Your designated agent works for you and keeps your interest first (not the seller's interest). On the flip side, if you were to contact the real estate agent about the listing with the sign in the front yard that agent has no obligations to you. In fact, they have duties to the seller, one of which is to help them get the highest price for the house as possible. So, if you mention to them anything about yourself, then later on down the road it could hurt your negotiation position when negotiating your offer to purchase the property.
