The Real Estate Home Showing
The showing is basically where a home buyer goes to look at the house. At every showing a buyer's real estate agent will personally accompany the buyer to the house and guide the buyer through it. A buyer's real estate agent will arrange for the buyer to be able to see a prospective house at whatever time the buyer decides on, and then will ensure that the buyer can get a key to get into the house.
In Baton Rouge, Louisiana, most real estate agents use a system by General Electric (GE) known as Supra. They usually use the Supra lockbox which is an almost indistructable box that fits around the door handle of a home. The lockbox holds the key to get inside a seller's house. It is opened through a special electronic device that most local real estate agents use. By using this electronic device to electronically open this lockbox, the real estate agent is able to access the property without the manual exchanging of keys from one agent to another. This greatly reduces the hassle of seeing properties. Without a buyer's agent, buyers would be unable to access the key that is stored in this device. Even more, the lockbox is a very safe-proof device that is nearly impossible to break into. Additionally, the listing agent of the property will have a record of your real estate agents contact information and time of showing as this information is recorded for the listing agent electronically.
Once the showing appointment is set up, then the buyer will preview the property. If the buyer does not like the property, then the buyer's real estate agent and the buyer can go to the next house. Some buyers look at only a few houses before they buy the right one, while others look at dozens before purchasing.
Tip for first-time homebuyers: If you don't know what you want, you may want to look at many different houses. Each house has something different about it, that you can like or dislike. You'll get a good sense of what you are looking for by what you like and don't like about houses. It is a great way to hone down your characteristics for that home. (Some real estate agents can also preview the property on your behalf and take pictures of it and then email you those pictures. And if you like what you see then your agent can set up an actual tour of the house at a later time.)
