Why Invest In The Nichoson Drive Corridor
The Nicholson Corridor refers to the strip of Nicholson Drive that connects downtown to LSU. It is south of downtown Baton Rouge and north of Louisiana State University's campus. While, for a long time, there were few businesses on this strip of roadway, businesses are being added very rapidly. Our company, Engle Realty LLC, set up shop last year in 2008, just after two major luxury condo developments spurred a lot of interest in the area. Even the existing businesses thrive. Atcha Bakery, Baton Rouge's #1 Greek and Lebanese favorite, has a loyal fan base. The Chevron gas station is frequented as well as the Save-More gas station, which also houses other businesses. It is very seldom that you find any of these places not packed with customers.
On the books, as far as developments are:

River District - A 20+ acre development which will change the face of the entire area, and will likely be the talk of Baton Rouge for years to come. It will have a mixture of uses.

River House - Another large development set to have 224 apartments, 30,000 square feet of office space and 16,000 square feet of retail space.

Nicholson Rows - A 12-unit condo development with cutting edge marketing idea of selling a compact car with each unit. It will have both residential and office zoning.
With all this planned, once the credit market frees up, it is no doubt that this area will have the commercial backbone that the area needs to support the residential lifestyle that people want. Residential housing downtown is practically non-existent, so this housing will benefit downtown, and will spur the downtown area on.
I anticipate a grocery store, a coffee house, and even a shopping center coming to the area soon.
